Tenancy Guide to Our Services

We have produced this guide to inform contract holders of the procedures and requirements relating to a typical occupational contract. It is important that you read it carefully so as not to delay the securing of your property.

Inventory and schedule of condition

An Inventory and Schedule of Condition of the property, its contents furniture, fittings and effects will normally have been prepared. This will be checked and agreed with you at the commencement of your tenancy. It is important that you take care in agreeing the Inventory and Schedule of Condition at this stage as it will form the basis of any claim for damages, by your landlord, at the end of the tenancy. At the end of your contract the Inventory and Schedule of Condition will be checked again.

Rental Payments

All rent is payable in advance by standing order. Please note that all standing order payments should be made three days prior to your rent due date to allow for clearance. Should you experience any financial problems during the course of the contract it is essential that you contact us immediately.

Property Visits

Properties may be subject to visits. The purpose of these is to check the condition of the property, its cleanliness, garden maintenance and the way in which the contract is being conducted generally. A mutually agreeable appointment will be made in advance with the tenant.

Pets

Should you wish to keep one or more pets in the property we will negotiate this individually with your landlord, and include a specific clause in your contract.

Holding Deposit - £400.00 This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the contract, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their contract (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing)

Security Deposit (per contract Rent under £50,000 per year) One Months Rent plus £100 and an additional £100 will be requested with a pet This covers damages or defaults on the part of the contract holder during the contract period.

Unpaid Rent Late rent is set at the Bank of England base interest rate plus 5.25% as an annual percentage rate (APR). A late rent payment would only be permitted seven days after the rent due date.

Lost Key(s) or other Security Device(s) ontract holders are liable to the actual cost of replacing any lost key(s) or any other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the contract holders and landlord or any other persons requiring keys will be charged to the contract holders. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

  • Fees to reserve a property (known as holding fees)

Payments you have to pay

  • Rent
  • Security deposits (if required)
  • Holding deposits to reserve a property (if required). This is refundable and you should not pay more than one week's rent
  • Late payment of rent or breach of a occupational contract (known as default payments)
  • Council tax (if this is part of contract)
  • Utilities, for example water, electricity (if this is part of contract)
  • TV licence (if this is part of the contract)
  • Communication services, for example internet, telephone (if part of the contract)
